“FOR SALE BY OWNER” SERVICES:

It’s a natural question to ask.  Everyone has seen the sign “For Sale By Owner,” so it’s clear that some homeowners do try AND are successful at selling their own property.  It’s also clear they don’t have to pay the real estate commission on such sales.  As a For Sale By Owner, or FSBO (pronounced Fiss Bow), it is your job to make sure that the final sale price is high enough to make the savings on the commission a real savings!

The most important factor in attracting the right buyer is exposure to the market.  With limited advertising options: yard sign, newspaper advertising and word of mouth, many homeowners are at a disadvantage over the traditional methods of listing with an agent.  However, as homeowners tell me over and over, “It only takes one buyer.”  Sounds pretty easy, doesn’t it?

    Seller is required to inform Cincyhomesonline.com of any and all changes

    in the “Status” of an advertised property.  “Status” shall be identified as:

 

1)  ACTIVE - (property is available for sale, without obligation to any  potential Buyer)

2)  PENDING - a purchase contract has been signed by Seller and Buyer)

3)  SOLD - the closing has occurred and a deed transferring the property to the Buyer has been executed)

4)  CANCELED - (property is withdrawn from the market)

2.    DETERMINE MARKET VALUE Determine a market value based on recent and similar properties sold in your neighborhood.
3.    PRICING STRATEGY Determine a pricing strategy based on listing price vs. selling price, days on the market and other market trends.
4.    DISCLOSURES Explain and provide copies of  required property disclosures as well as the EPA lead based paint disclosure.
5.    HOME WARRANTY PROGRAMS Discuss Home Warranty programs available to Buyers and Sellers.
6.    MARKETING AND ADVERTISING Place your home on the www.CincyHomesOnline.com web site and provide a For Sale By Owner yard sign.  Review your flyers/brochures and newspaper advertising.
7.    COMMUNICATION Help you understand the role of any other real estate agent that may be involved in your transaction.
8.    CONTRACT PREPARATION Prepare and review Purchase Contracts for reasonable and conventional real estate language. Present all offers upon receipt and offer negotiation strategies on your terms.
9.    EARNEST MONEY Act as a trust agent to accept and deposit earnest money in a trust account upon acceptance of written offers.
10.  PRE-QUALIFY BUYERS Verify the credit status and financing capabilities of potential buyers.  Provide assistance to potential Buyers to obtain financing.
11.  CALCULATE NET PROCEEDS Calculate your net proceeds so that you have a complete understanding of all costs associated with the sale of your property.
12.  INSPECTIONS, APPRAISALS & SURVEY Schedule any inspections as agreed in the Purchase Contract, and schedule appraisals and surveys as needed.
13.  PAYOFF CURRENT MORTGAGES & TAXES Coordinate the payoff of any existing mortgages, review the pro-ration of property taxes and assist the Title Company in preparing the final settlement statement.
