1.    PREPARE YOUR PROPERTY FOR THE MARKET Tour your property and offer suggestions to prepare your home for the market.  I suggest only those repairs and/or improvements that will result in a quick sale and earn you the highest price for your property.
2.    DETERMINE MARKET VALUE Determine a market value based on recent and similar properties sold in your neighborhood.
3.    PRICING STRATEGY Determine a pricing strategy based on listing price vs. selling price, days on the market and other market trends.
4.    DISCLOSURES Explain and provide copies of  required property disclosures as well as the EPA lead based paint disclosure.
5.    HOME WARRANTY PROGRAMS Discuss Home Warranty programs available to Buyers and Sellers
6.    MARKETING & ADVERTISING Activate a complete marketing campaign including flyers/brochures, newspaper advertising, well-placed signage, MLS exposure, Internet exposure in over 30 web sites including and www.cincymls.com and www.cincyhomesonline.com and a 24-hour voice “Hot Line.”  Expose your home to active buyers through my own personal buyer contacts and expose your home to over 4000 agents working with active buyers.
7.        COMMUNICATION Explain my duties of loyalty, confidentiality, and representation.  Also, help you understand the role of any other agent who may be involved in your transaction.
8.    SHOWINGS Schedule all showings using a secured electronic lock box and provide follow up/feedback after each showing.
9.    CONTRACT PREPARATION Prepare and review Purchase Contracts for reasonable and conventional real estate language.  Present all offers upon receipt and offer negotiation strategies on your terms.
10.  EARNEST MONEY Act as a trust agent to accept and deposit earnest money in a trust account upon acceptance of written offers.
11.  PRE-QUALIFY BUYERS Verify the credit status and financing capabilities of potential Buyers.  Provide assistance to potential Buyers to obtain financing.
12.  CALCULATE NET PROCEEDS Calculate your net proceeds so that you have a complete understanding of all costs associated with the sale of your property.
13.  INSPECTIONS, APPRAISALS & SURVEY Schedule any inspections as agreed in the Purchase Contract, and schedule appraisals and surveys as needed.
14.    PAYOFF CURRENT MORTGAGES & TAXES Coordinate the payoff of any existing mortgages, review the pro-ration of property taxes and assist the Title Company in preparing the final settlement statement.
15.  CLOSING Schedule and attend closing.
